While the traditional office building sector continues to be overshadowed by data center construction, there is still a demand for office space. Even amid return-to-work mandates, economists anticipate that vacancy rates will peak by the end of 2025 or 2026, compelling many companies to consider how they can adapt their office buildings in clever and novel ways. BD+C Magazine interviewed several architects and designers, including 黄瓜社区 Interior Designer and Partner Alysia Radicia, NCIDQ, to discuss how design for the traditional office space can flex to remain attractive for tenants.
Radicia explains that today, companies are being strategic with their budgets and prioritizing ways to do more with less rather than focusing on new construction. She shares that "rental rates and cost per square foot for commercial office space can be 30鈥40% lower than new construction, making it an attractive option for tenants."聽Sustainability also plays a factor in what types of construction companies like to invest in, says Radicia, noting that when it comes to materials, companies prefer to invest in options that offer long-term durability rather than those that need frequent replacement. She likens this decision-making process to the shift away from 鈥渇ast fashion,鈥 emphasizing a move toward more enduring, high-quality choices.
